We’ve decided we’re building a home, we have the dream vision, and now all that we need is the land. How do we know where to begin? Shane gives us tips on how to pick the perfect piece of earth.

What to consider when searching for the perfect lot

First, start by seeking a qualified professional who is knowledgeable in new construction to help you find your property. When choosing someone to help you with the process, do your due diligence and ensure the professional has the experience and knowledge to help you with exactly what you’re looking to do. Next, assess your needs and wants. Are schools important? Where do you work – what’s your commute like? Do you travel a lot, need to be close to the airport? Ask yourself what your day to day needs are in terms of an ideal location.

When choosing your perfect piece of land, be sure to evaluate some significant factors. Number one, it’s vital to explore the septic situation. Next, utilities are important to understand. Some questions to ask when reviewing the land:  is there an electrical pole anywhere nearby, is there a transformer on that pole, is the pole just carrying a television cable, are utilities overhead or underground? These answers can drastically affect the size of your build and could increase your building costs quickly. If you’ve found a piece of property you like, it’s a good idea to hire a surveyor (~$500 – $600) to get a boundary survey before you buy. And, if an HOA is involved, find out if  they’ll allow the build you’re envisioning; if not, it’s not the land for you.

It’s smart to go into any kind of real estate purchase with a good exit strategy. Shane says “I still believe the old adage:  location, location, location. I think you need to go to the safe, homerun areas, and when the market turns, you’ll ride it out a lot better than the new guy that went to the new neighborhood.”

Born and raised in Middle Tennessee I have certainly been witness to the growth of the Greater Nashville area. As a graduate of Belmont University in 1991, I worked (2) General Assembly sessions of the Tennessee State Legislature as a bill analyst for the Honorable Senator Douglas Henry, Jr.,  a (3) year stint as a golf professional at Vanderbilt’s Legends Club of Tennessee in Franklin where I organized and directed corporate golf outings, and (5) years working for a record label, a booking agency, and a few songwriters. In 1998 I began an (8) year stint at Weyerhaeuser, a global forest products company where I led the nation in sales for their white paper division. Longing to create my own path I entered the real estate industry in 2006. Serving as an onsite agent at Fairvue Plantation on Old Hickory Lake, I represented the entire builder team selling lots and assisting with design build services for new construction clients.

In 2009 I accepted the position of Director of Sales and Marketing for one of Middle Tennessee’s premier custom home builders, Botsko Builders Inc. In this position I handle all marketing and sales efforts from the start of home design to the final walkthrough. I handle all client communications as well as many daily operational duties. In 2013, Mark Botsko and I founded Botsko Properties Inc.

Botsko Properties Inc. represents buyers and sellers throughout the Greater Nashville area in luxury properties. We have positioned ourselves as a leader in the Nashville market for those looking to explore the area with regards to land, design services, and new construction, as well as the local market knowledge to assist with existing home sales. Married for (20) years and blessed with two lovely daughters my family resides in Brentwood, Tennessee. I enjoy golf, music, running, sports cars and time with my family.
